We re-check the list nepokretnosti on a schedule — and email you when it did not move
A report is a snapshot. After it, subscribers get a fresh PREPIS on a cadence: every two weeks for three months with the report, or every week at €5 per property. The email says what changed — or that nothing did.
The dangerous window on a Montenegrin purchase is not the afternoon you read the sheet. It is the weeks after, when a mortgage application or a notation can be filed and, under Article 12 of the cadastre law, take effect against third parties from the filing moment — not from the day someone decides it. That is why a clean encumbrance section is not a standing guarantee.
Listar monitoring is the operational answer for people who already have a report: we pull a new PREPIS of the same KO and LN, compare it with the previous snapshot, and email the result. A quiet inbox is not the design. A quiet **result** is.

This is not a live feed of the register and not a ping the minute a clerk types a row. The gap between checks is real. Before you sign, still follow the field checklist on a PREPIS from that day — monitoring shortens the blind spot, it does not close the morning of the notary.
What the comparison actually looks at

Each check starts from a new transcript, not from a rumour and not from the old PDF alone. We compare the new read with the previous snapshot on four things:
We do not treat a prettier reading of the **same** PDF as a registry event. If our parser later sees a line it missed before, the email says the register looks unchanged and that the extra detail is ours — then points you at the attached PREPIS to verify. Wording in the email is what we read from the PDF, not a legal opinion.
Three emails, three meanings

The no-change note is deliberately not one frozen sentence every fortnight. The fact is stable — nothing material changed — the wording rotates so a real check does not look like a mail-merge that never opened the file.
History of checks sits in the account, next to the order the watch was opened from. Cancelled or expired coverage stops the schedule until you subscribe again.

How often does Listar re-check a property sheet?
With a delivered report, every 14 days for 3 months. Paid monitoring is €5 per property per month and checks every 7 days. From the account you can also ask for a check before the next scheduled date.
Do I get an email if nothing changed?
Yes. Each scheduled check sends an email: either “no changes” with the fresh PREPIS attached, or a short list of what moved (holders, encumbrances, pending applications, printed total area). Silence is not how we signal “all clear”.
Will monitoring catch a mortgage filed the day before the notary?
Only if a check has run after that filing. Article 12 dates the effect from when the application reaches the authority, which can sit in aktivni zahtjevi before List G updates. Use “check now” or pull a same-day PREPIS before you sign — the schedule alone does not cover the last morning.
Is a change in the email a legal conclusion?
No. It is the difference our reading found between two PREPIS PDFs. The email asks you to verify the wording in the attached transcript. It is not legal advice and not a decision of the cadastre.
